Water Marq

The Water Marq is a small, villa-only community by The Marq on a 20-acre masterplan in New Cairo, close to the American University in Cairo. Its identity is the water: 34 percent of the project is given over to water features, and at the centre sits a swimmable lagoon of about 10,000 square metres with a private beach. According to the developer, it is the first project in Egypt where every villa has a beachfront view.

There are only 76 homes, all standalone villas. They are sold as a single type, the Water Villa, with built-up areas from about 275 up to 665 square metres, so buyers can choose between a compact family house and a very large one. Because the community is so small, the layout keeps density low and gives each villa a clear relationship to the lagoon.

Amenities are built around the lagoon: beach cabins, water sports and activities, and relaxation areas, plus a community centre. The project also offers branded residences. The appeal is a lakeside setting that feels closer to a resort than to a typical compound.

The location in the heart of New Cairo keeps daily routines practical, with the university district, schools and shopping within reach. Prices and delivery dates are not listed on this page, so please contact our team for the current official details.
