I City New Cairo

Mountain View iCity New Cairo is planned as a full city rather than a single compound. Roughly 500 acres in the Fifth Settlement are divided into themed districts, and the developer describes more than ten residential choices grouped under signature, park, mountain and club living. Each district has its own gates, identity and amenities, and a scenic corniche ties them together so neighbours can move between them easily.

The masterplan separates infrastructure, services, pedestrian routes, vehicle routes and homes into different layers, which keeps traffic away from the green walkways. Around 8,750 units are planned in total across the different districts, so there is room to start in one and move to another within the same community later.

Daily life is meant to happen inside the project. Heartwork, Mountain View's business district, brings co-working space and offices, while retail streets, parks and gathering spots sit within walking distance of the homes. The location in New Cairo is roughly 15 minutes from the American University in Cairo, which makes it practical for families already based in the Fifth Settlement and for buyers who work across East Cairo.
